These trends have gradually evolved to become popular in Latin America, specially the trend of Building Information Modeling or BIM, a trend that although relatively unknown, sets a methodology for design and planning of construction projects, which, based on parameters of a virtual model, offers highly efficient results.

To mention some of the benefits: you can get valuable information for budgeting, calculate exact quantities of building materials, have access to detailed information with every specification, price, place of purchase of the devices and other elements that integrate the engineering designs. This facilitates the development of 4-D and 5-D models that involve time and money, aside from the usual modeling we know in 3-D.

IMG_4255For the construction area this is not only a fashion trend but an effective way of doing the work, since it allows the digitalization of all the project´s information in parametric models and to visualize them as a whole. This will allow the users to make the best decisions.

These decisions reinvent how to make the proposed designs efficient, coordinating the engineering designs, tracking the interferences that cannot be visualized in drawings and most importantly, to solve these interferences before taking the project to the construction stage.

On the other hand, besides providing efficient solutions at each projects stage in planning and production to those who execute them, they can benefit from this methodology to discover new and varied uses that not only solve future problems, but also prevent them.

The benefits and utilities of BIM are not only limited to the exclusive use of the project executors.

They are also of great importance and of great helpfulness to their owners, who avail themselves of having all the digitized information, which is advantageous to administer maintenance over the life of the completed project. In addition, it facilitates to locate specific areas for repairs, future extensions, remodeling, as well as the cleaning and maintenance of the equipment inside the building. For example, help locate pipes to fix leaks, find lamps locations for replacement, avoid demolishing and cutting walls, dismantling ceilings or trying to locate defective installations.

The demand brought by BIM in the world, promotes its rapid establishment in large architectural firms, construction companies, engineering consultants, subcontractors and materials manufacturers, not only as a method that is predicted to arrive in the future, but in many countries, it is already considered as the present in the AEC (Architecture Engineering and Construction) sector.

In countries, such as England, Norway and Australia since 2011, they are already considered in manuals and guides for the preparation of projects and it is compulsory to use this method for public buildings. In the United States, Canada and Chile the same is happening, taking as a model the experience of the Nordic countries who are the precursors in this development.

 In many countries, the first years are taken to educate the population on this methodology and they propose one to five years as a deadline, to implement it as a mandatory requirement for buildings of more than 5,000 square meters or large-scale public buildings.

In other countries, such as Singapore, Germany and the United Arab Emirates, initially they propose one to five years as a deadline to educate the population on this methodology. In spite of the fact that many other countries are still heading in this direction, in El Salvador there are a limited number of projects that have required this methodology for their planning, coordination and development, such as Torre Quattro and the Alfa building of Banco Agricola, to mention some projects that go hand in hand with such cutting-edge technology.

In HELMET, we have projects of this type, collaborating with clients who have been forced to use this methodology to become efficient. Technology, methods and tools always evolve and companies cannot close their minds to this valuable reality. It is time to face the reality of the benefits of migrating from the traditional method to the BIM methodology, since the challenges in construction are increasingly large, complex and must be solved in an efficient and timely manner.

Foregoing these best practices would not make us wrong, it would just means accepting that there are more efficient ways, but we have decided to ignore them.
